We will take into account the current balance you owe, the amount of equity you have acquired, and at one of our first meetings we will set the listing price of your home. Our broker is also happy to provide you with a Broker Price Opinion (BPO–the primary difference between a BPO and an appraisal, is the cost of the appraisal).
